Designing HVAC for UAE Heat, Humidity and Dust

HVAC in the UAE must be selected for a design ambient of roughly 46 to 50°C, treat humid fresh air separately before it reaches room units, and protect condensers and coils from dust, sand and salt air. Most comfort complaints in UAE buildings come from humidity and condensation rather than lack of cooling capacity.

Why UAE conditions break standard selections

Manufacturer catalogues rate air-cooled equipment at standard conditions far cooler than a UAE roof in August. At 46 to 50°C ambient, and higher on a dark roof with poor airflow, an air-cooled chiller, VRF outdoor unit or package unit delivers noticeably less capacity and draws more power. Some standard units also hit high-pressure cut-out before reaching the design day.

Coastal cities add a second problem: high dew points. Summer air in Dubai, Abu Dhabi and Sharjah can be both very hot and very humid, so the latent load from fresh air and infiltration is often larger than designers used to drier climates expect. Inland areas such as Al Ain are drier but hotter and dustier.

Selecting equipment for high ambient

Equipment should be selected and confirmed by the manufacturer at the project's stated design ambient, with capacity and power shown on the submittal at that condition. High-ambient or tropicalised models with larger condenser coils, suitable compressors and electronics rated for heat are preferred for roof-mounted units.

Location matters as much as model. Condensers need the clearances stated by the manufacturer, open-mesh screens rather than solid walls, and spacing that stops hot discharge air from being drawn into neighbouring units. On crowded roofs, discharge extensions or a simple airflow check at design stage can prevent summer trips.

  • Request capacity and input power at the project design ambient on submittals
  • Specify high-ambient or tropicalised versions for roof equipment
  • Respect manufacturer clearances and avoid solid parapets around condensers
  • Check electrical panels and VFDs are rated and ventilated for heat

Treated fresh air and dehumidification

Fresh air rates should follow ASHRAE 62.1 as adopted by the local authority, and in the UAE that outdoor air is the single largest source of moisture. Feeding untreated humid air directly into FCUs or VRF indoor units overloads their coils, raises indoor humidity and causes dripping grilles and mould behind wardrobes.

Good practice is a dedicated treated fresh air unit (TFA or FAHU) that cools and dehumidifies outdoor air to a low dew point before distributing it, with energy recovery from exhaust air where the layout allows. Room units then handle mostly sensible load. Al Sa'fat in Dubai and Estidama in Abu Dhabi both reward efficient ventilation and energy recovery, so the fresh-air strategy also affects green building compliance.

Condensation: ducts, pipes and building envelope

Any surface colder than the surrounding air's dew point will sweat. In the UAE that means chilled-water pipes, supply ducts in hot ceiling voids, FCU drain pans and diffusers near unconditioned spaces. Insulation thickness, a continuous vapour barrier with sealed joints, and proper support saddles that do not crush insulation are essential.

Negative building pressure pulls humid air in through gaps around windows and service penetrations. Designers should balance supply and exhaust so occupied spaces stay slightly positive. Condensate drains need correct falls, traps and air breaks; blocked or untrapped drains are a common cause of ceiling damage in the first summer.

Dust, sand and filtration

Sandstorms load condenser coils and air filters quickly. Specify coil guards and an access path for cleaning, schedule coil washing in the maintenance plan, and avoid fin designs that trap fine dust. For AHUs and fresh air units, sand trap louvres at intakes and pre-filters ahead of the main filters protect coils and fans.

Filter pressure drop rises fast in dusty seasons, so fans should be selected with margin and filter gauges fitted. Without this, airflow falls, coils freeze or sweat, and rooms overheat while the plant appears to be running normally.

Coastal corrosion

Projects near the coast, on reclaimed land or on islands face salt-laden air that attacks aluminium fins, copper joints, steel casings and fixings. Coated condenser coils, corrosion-protected casings, stainless or hot-dip galvanised supports and sealed electrical enclosures extend equipment life significantly.

Cooling towers and their water also need attention: makeup water quality, blowdown control and a proper chemical and biological treatment programme, including Legionella risk management, are essential for any water-cooled plant.

Controls and part-load efficiency

Buildings in the UAE run cooling almost all year, but most hours are at part load. Variable speed pumps and fans, chiller sequencing, two-way valves for good delta-T and sensible setpoints save more energy than oversized equipment. ASHRAE 90.1 is widely referenced for efficiency baselines, and local green codes add their own requirements.

A BMS should trend supply and return temperatures, humidity and filter status, so problems such as low delta-T or rising indoor humidity are caught before tenants complain.

How Manolia builds this into projects

Manolia Group has delivered HVAC across Dubai, Sharjah and Abu Dhabi since 2001, from villas and schools to towers above 50 floors and factory complexes on a shared cooling station. Our engineering and shop drawing stage checks equipment ratings at design ambient, fresh-air treatment, insulation details and maintenance access before procurement, under a QMS structured to ISO 9001 requirements. Frequently asked questions

What design ambient temperature should be used for HVAC in the UAE?

Projects commonly use a design ambient in the range of about 46 to 50°C for air-cooled equipment, with the exact value set by the consultant according to location and authority requirements. Roof-mounted units may see higher local temperatures because of solar gain and recirculation, so equipment margin and good layout matter as much as the nominal figure.

Why do UAE apartments get condensation and mould despite strong AC?

Usually because humidity is not being controlled. Untreated fresh air, negative pressure drawing humid air through gaps, oversized units that cycle off before removing moisture, and poorly insulated ducts all raise indoor dew point. A treated fresh air unit, correct insulation with vapour barriers and balanced airflow fix most cases.

Do air-cooled units need special protection near the sea?

Yes. Within reach of salt air, uncoated aluminium fins and steel casings corrode quickly. Specify factory-applied coil coatings, corrosion-protected casings, stainless or galvanised supports and sealed electrical components, and wash coils with fresh water as part of maintenance. This adds cost upfront but avoids early coil replacement.

Is ASHRAE 62.1 mandatory in the UAE?

ASHRAE 62.1 is widely referenced by UAE authorities, green building regulations and consultants for ventilation rates, but how it applies depends on the emirate and the project's specification. The consultant's design basis report should state the ventilation standard and edition used, and the contractor should follow that consistently.
