VRF / VRV systems across the UAE

VRF (variable refrigerant flow, also branded VRV) systems use outdoor inverter units connected by refrigerant pipework to many indoor units, each with its own control. Manolia designs, installs and commissions VRF systems for villas, palaces, low-rise offices, retail and hotel annexes where a central chilled-water plant is not practical.

Scope of work

  • Load and diversity review to size outdoor units realistically, avoiding both undersizing in summer and oversized systems that short-cycle.
  • Refrigerant pipe routing with branch joints and headers, respecting manufacturer limits on total length, height difference and indoor-outdoor separation.
  • Brazing under nitrogen purge to prevent internal oxidation, followed by pressure testing and deep vacuum before charging.
  • Installation of ducted, cassette and wall-mounted indoor units with condensate pumps or gravity drainage and insulated branches.
  • Fresh-air provision through dedicated fresh-air units or treated air connections, since VRF indoor units alone do not dehumidify outdoor air well.
  • Central controllers, individual room controls and optional BMS gateway integration for scheduling and fault reporting.
  • Refrigerant charge calculation and recording, followed by manufacturer commissioning and test run of every indoor unit.
  • Refrigerant leak risk review for small rooms such as bedrooms and offices, checking the charge per system against room volume and specifying leak detection where needed.

Systems we install

  • Heat pump and heat recovery VRF outdoor units
  • Ducted, cassette and high-wall indoor units
  • Refrigerant branch joints and headers to manufacturer specification
  • Dedicated outdoor air units for fresh-air treatment
  • Central touch controllers and BMS gateways
  • Condensate pumps and drainage connections
  • Refrigerant leak detectors in small occupied rooms where charge limits require

Codes, standards and approvals

  • Manufacturer design rules for pipe length, height difference and refrigerant charge, which also condition the equipment warranty.
  • ASHRAE 62.1 fresh-air rates as commonly referenced by UAE consultants, met through separate fresh-air treatment.
  • Al Sa'fat in Dubai and Estidama Pearl in Abu Dhabi energy and refrigerant-related requirements depending on project location.
  • Municipality and community rules on visible rooftop or facade-mounted condensing units.
  • Civil Defence and consultant review of refrigerant pipe penetrations through fire-rated walls and shafts, which must be fire-stopped.
  • ASHRAE standards (62.1, 90.1) (ASHRAE) — ventilation-rate and energy-efficiency basis referenced by UAE regulations

UAE site and climate challenges

  • VRF outdoor units derate sharply above their rated ambient, and villa roofs in Dubai can see inlet air far hotter than shade temperature; units are selected for high-ambient models and placed with clearance so discharge air does not recirculate.
  • Units on coastal villas in Palm Jumeirah or Sharjah seafront face salt corrosion, so anti-corrosion coil coatings and stainless fixings are specified for outdoor units.
  • Indoor VRF units in humid climates struggle with latent load from untreated fresh air, so a dedicated fresh-air unit is used to dehumidify before air enters rooms.
  • Fine dust settles on outdoor coils within weeks during construction or sandstorms, so access for coil washing is planned and units are protected until handover.
  • Outdoor units mounted on facade ledges or balconies in high-rise apartments can recirculate hot air in confined recesses, so recess depth, louvre free area and discharge direction are checked with the manufacturer before installation.

Decisions to make early

  • VRF versus chilled water: VRF avoids a plant room and suits villas and low-rise buildings, while chilled water generally suits larger towers and has longer equipment lives.
  • Heat pump versus heat recovery VRF: heat recovery allows simultaneous cooling and heating zones, which is useful in palaces, hotels or rooms needing reheat for humidity, but adds cost, branch boxes and complexity.
  • Number of outdoor systems: more, smaller systems improve resilience and limit refrigerant charge per system, while fewer, larger systems reduce roof footprint and the number of electrical connections.
  • Ducted versus exposed indoor units, balancing a clean appearance and quieter operation against required ceiling depth, condensate routing and access for filter cleaning and maintenance.
  • Manufacturer and local service support, since VRF control boards and refrigerant components are proprietary and the availability of trained technicians and spares in the UAE affects downtime more than equipment specification.

What you receive at handover

  • Approved refrigerant piping diagrams with pipe sizes
  • Pressure and vacuum test records
  • Final refrigerant charge record per system
  • Manufacturer commissioning report and warranty
  • Controller programming and user guide
  • Indoor unit addressing and zone schedule

Frequently asked questions

Is VRF a good choice for a villa in Dubai?

For most villas, VRF or ducted split systems are a sensible choice because there is no central plant and rooms need individual control. Manolia has delivered A/C for villas in Dubai, RAK and Emirates Hills, as well as a deluxe semi-palace. The critical points are high-ambient selection, fresh-air treatment and quality refrigerant pipework.

Why does VRF pipework quality matter so much?

VRF systems carry refrigerant over long distances under pressure. Poor brazing, missing nitrogen purge or inadequate vacuum leads to leaks, contamination and compressor failure. Manolia brazes under nitrogen, pressure tests, evacuates to deep vacuum and records the final charge before commissioning. Every step is recorded for the manufacturer warranty.

Do VRF systems need separate fresh air?

In UAE conditions, yes in most buildings. Standard VRF indoor units recirculate room air and are not designed to handle humid outdoor air. A dedicated fresh-air unit or treated air supply removes moisture and supplies ventilation rates in line with ASHRAE 62.1 as typically specified.

Can VRF serve a multi-storey building?

Yes, within manufacturer limits on height difference and pipe length. Mid-rise offices, hotels and residential buildings commonly use VRF with outdoor units on the roof or on each floor. For tall towers, limits on refrigerant runs and charge usually make chilled water more appropriate.

How long do VRF systems last and how are they maintained?

Life depends on installation quality, coil cleaning and how hard the units work in summer. Maintenance includes coil washing, filter cleaning, drain checks, refrigerant leak checks and controller fault reviews. Manolia offers annual maintenance contracts that schedule these visits. Coastal sites typically need more frequent coil washing than inland ones.
