Scope of work
- Load calculations for each villa based on orientation, glazing, room use and outdoor living areas, before selecting split, ducted, VRF or chilled-water systems.
- Design and installation of ducted or VRF air conditioning with concealed indoor units, fresh-air provision and condensate drainage routed properly.
- Electrical installation from the utility meter to final circuits, including main distribution, lighting, small power, outdoor lighting and provisions for EV charging or smart controls.
- Water supply with storage tanks, booster pumps, filtration and hot water by solar, heat pump or electric heaters depending on design.
- Drainage, rainwater disposal and connection to the municipal sewer or to septic and soakaway arrangements, depending on the plot location and community infrastructure.
- Swimming pool plant coordination including filtration, pool heating or chilling, balance tanks and ventilation of enclosed pool rooms to control humidity.
- Testing, commissioning and utility connection support with DEWA, SEWA, ADDC or the relevant authority until the villa is energised and water is connected.
Systems we install
- Ducted split, VRF or chilled-water air conditioning with zoned room controls.
- Fresh-air units with dehumidification for large villas and majlis spaces.
- LV distribution boards, lighting, outdoor lighting and smart home provisions.
- Water tanks, booster pumps and whole-house filtration units.
- Solar water heaters or air-source heat pumps where the design requires them.
- Pool plant, irrigation feeds and outdoor surface drainage.
- Smoke or heat detection and portable extinguishers as the approvals require.
Codes, standards and approvals
- Dubai Municipality, Sharjah Municipality or Abu Dhabi DMT permit requirements for villa construction.
- DEWA, SEWA, ADDC, AADC or Etihad WE requirements for electrical and water connections.
- Al Sa'fat requirements for new villas in Dubai, including efficient fixtures and building envelope expectations.
- Master developer guidelines in gated communities, which can add design and inspection steps.
- Civil Defence requirements for fire safety appropriate to the villa type.
UAE site and climate challenges
- Large villas with double-height halls and big glazed facades overheat in afternoons. We zone perimeter and interior spaces separately and size equipment for the actual glass area rather than generic watts per square metre.
- Villas closed during summer travel suffer humidity, mould and odours. Fresh-air dehumidification and controls that keep humidity in check while unoccupied protect finishes and furniture.
- Outdoor units on roofs or in service yards face dust and heat. We keep clearances for airflow, avoid placing units in enclosed courtyards where hot air recirculates, and plan access for coil cleaning.
- Rooftop water tanks deliver uncomfortably hot cold water in summer. Tank placement, insulation and shading, or tank chillers in premium villas, keep cold water usable at showers and basins through July and August.
Decisions to make early
- Ducted split versus VRF: ducted splits are simpler and cheaper for smaller villas, while VRF suits large villas with many zones and limited space for outdoor units on the roof.
- Chilled water for very large villas or palaces: a central plant is more complex and needs a plant room, but gives quieter rooms, better humidity control and longer equipment life.
- Hot water by solar, heat pump or electric: solar suits roofs with free space, heat pumps run efficiently in hot air, and electric heaters are simplest to install but use the most power.
- Smart home integration: deciding early on cabling, control system and lighting scenes avoids cutting into finished walls and ceilings later and keeps AC, lighting and security on one platform.

Frequently asked questions
What MEP work is needed for a new villa?
A new villa typically needs air conditioning, electrical distribution and lighting, water supply with tanks and pumps, hot water, drainage and fire safety provisions. Many also include pool plant, irrigation feeds, CCTV and smart home cabling. Utility connections and authority approvals are part of the scope.
Is VRF better than ducted split units for a villa?
VRF offers more zones and flexible refrigerant piping with fewer outdoor units, which suits large villas. Ducted splits are simpler and easier for any technician to service, which suits smaller villas. The choice depends on villa size, roof space, budget and how the rooms are actually used.
Do villa projects need Civil Defence approval?
Fire safety requirements for villas depend on the emirate and building type. Many villas need basic detection and extinguishers, while larger villas, palaces or those with basements, lifts or special features may need more. The exact route is confirmed during permitting with the consultant.
Has Manolia done villa community projects?
Yes. Our villa experience includes MEP for 200 villas in Emirates Hills, a complex of nine villas in Dubai, 20 luxury residential villas in Sharjah, and individual deluxe villas in Emirates Hills and Ras Al Khaimah, covering air conditioning, electrical and plumbing scopes.
How can villa owners reduce AC running costs?
Correct load calculation, zoning, good roof and wall insulation, shading and efficient equipment make the biggest difference. Smart controls help avoid cooling empty rooms. In the UAE, dirty filters and dust-coated outdoor coils are among the most common causes of high summer electricity bills.
