Industrial and factory MEP across the UAE

Manolia delivers MEP for factories, production halls and industrial complexes, matching cooling, ventilation, power and drainage to the process rather than to office norms. Our industrial work includes an 18-factory complex with headquarters and staff accommodation in Dubai Investments Park served by a single cooling station, plus HVAC for food and packaging plants in Dubai and Abu Dhabi.

Scope of work

  • Review of process heat loads, product temperature and humidity limits, and production schedules with the operator before selecting cooling and ventilation systems.
  • Central cooling plants serving multiple buildings, with chilled water distribution sized for future factory expansion and phased connection.
  • Process and general ventilation, local exhaust at heat or fume sources, and make-up air arranged to avoid drawing dust into production areas.
  • LV distribution from main switchboards to motor control centres, production machine feeds, lighting and small power, with power factor correction where loads justify it.
  • Compressed air, process water and industrial drainage provisions coordinated with machine layouts and the operator's equipment suppliers.
  • Fire protection suited to the process hazard, including sprinklers, hydrants and detection adapted to high bays and dusty spaces.
  • Staff accommodation and office MEP within the same complex, separated from production systems for control and billing.

Systems we install

  • Central chilled water plant with distribution to multiple factory buildings.
  • AHUs with tight temperature and humidity control for food and chocolate production rooms.
  • Mechanical ventilation and high-level heat extraction for heat-intensive production halls.
  • Motor control centres, capacitor banks and heavy-duty cable tray systems for machines.
  • Compressed air and process water distribution to production lines.
  • Industrial drainage with interceptors where process waste requires it.
  • High-bay sprinklers, hydrants and heat or beam detection for large volumes.

Codes, standards and approvals

  • UAE Fire & Life Safety Code of Practice for industrial occupancies and storage hazards.
  • Civil Defence approvals in the relevant emirate.
  • Utility load approvals from DEWA, SEWA, ADDC or the relevant authority.
  • Free-zone or industrial-zone authority requirements, such as Trakhees or the relevant economic zone authority in Abu Dhabi.
  • Municipality environmental and drainage requirements for industrial discharge.
  • UAE Fire & Life Safety Code of Practice (UAE FLSC) — national code governing fire-fighting, fire alarm, smoke control and egress

UAE site and climate challenges

  • Factory roofs absorb intense solar heat, and large metal-clad halls can exceed comfortable temperatures even with cooling. Roof insulation coordination, high-level heat extraction and targeted spot cooling for workers reduce loads compared with cooling the whole volume.
  • Food and chocolate production needs stable temperature and low humidity regardless of outdoor conditions. AHUs with deep cooling coils, reheat or desiccant support where specified, and sealed building envelopes keep production rooms within limits.
  • Industrial areas such as Jebel Ali, DIP and Sharjah industrial zones have heavy airborne dust. Air intakes are positioned away from roads and loading areas, filters are sized for high dust loads, and condenser cleaning access is planned.
  • Electrical rooms in factories run hot with large switchgear and variable speed drives. Dedicated cooling for electrical rooms prevents nuisance tripping and extends equipment life.

Decisions to make early

  • One central cooling station for a multi-factory complex versus separate plants: a central plant improves efficiency and concentrates maintenance, as on our DIP project, but needs careful phasing, metering and a network sized for growth.
  • Full air conditioning versus ventilation with spot cooling: full cooling suits sensitive products such as chocolate and packaging film, while ventilation with spot cooling suits heavy industry where process heat dominates.
  • Overhead versus underfloor services for production lines: overhead services stay flexible when machines are rearranged but need strong supports and safe maintenance access above running equipment.
  • Future expansion allowance: oversizing mains, switchgear and chilled water headers costs more today but avoids production shutdowns when new lines or buildings are connected later.

What you receive at handover

  • Approved MEP drawings and utility approvals.
  • Central plant and distribution commissioning reports.
  • Electrical test certificates for MCCs and machine feeds.
  • Production room temperature and humidity verification records.
  • As-built drawings, O&M manuals and maintenance schedules.

Why clients appoint Manolia

Manolia Group has delivered MEP and building contracts in the UAE since 2001: more than 100 projects and over AED 1.1 billion of completed work, including towers above 50 floors. Delivery follows an 8-stage process under a QMS structured to ISO 9001 requirements, with HSE controls and in-house engineering for shop drawings, coordination and commissioning.

Frequently asked questions

What MEP systems does a factory need?

Typically power distribution to machines and lighting, cooling or ventilation, water supply and drainage, fire protection and sometimes compressed air or process cooling. The exact mix depends on the process, product requirements and the number of workers, and should be defined with the operator early.

Has Manolia worked on industrial projects?

Yes. Our industrial projects include an 18-factory complex with HQ and staff accommodation in Dubai Investments Park on one cooling station, a chocolate factory in Dubai, packaging factories in Dubai and Abu Dhabi, and design work for an aluminium factory and for tea stores and offices in Jebel Ali.

Can one cooling plant serve several factories?

Yes. A central plant can serve multiple buildings through a chilled water network, which improves efficiency and keeps maintenance in one place. It requires energy metering for each building, careful phasing as factories come online, and a distribution network sized for future demand rather than day-one loads.

How do you control dust in factory HVAC systems?

By positioning air intakes away from roads and loading yards, using filtration suited to high dust loads, keeping clean production areas at positive pressure, sealing the building envelope and scheduling frequent filter changes and coil cleaning, which is essential in Jebel Ali, DIP and Sharjah industrial areas.

Who approves factory MEP in free zones?

Free zones and industrial zones may have their own authority for building and fire approvals, working alongside utility providers and Civil Defence. In Jebel Ali areas this is often Trakhees. The route depends on location, and we confirm it during the approvals stage of each project.
