MEP design and build in Dubailand

Manolia Group provides MEP design and build in Dubailand, coordinating drawings and inspections with Dubai Civil Defence and connections with Dubai Electricity & Water Authority. Dubailand is a vast inland zone off the Emirates Road and Al Ain Road that has been carved into many master-planned communities, from townhouse and villa clusters to mid- and high-rise residential, developed in phases since the 2000s and still being built out.

MEP design and build in Dubailand: local context

Dubailand is a vast inland zone off the Emirates Road and Al Ain Road that has been carved into many master-planned communities, from townhouse and villa clusters to mid- and high-rise residential, developed in phases since the 2000s and still being built out. Plots range from single buildings to whole neighbourhoods under one developer. Manolia completed HVAC works for a G+14 residential tower with gym here.

  • Inland plots see some of the highest ambient temperatures in Dubai, so air-cooled chillers and VRF condensers are selected with high-ambient derating and placed to avoid hot-air recirculation on crowded roofs.
  • Open desert around active plots drives sand into condenser coils, louvres and AHU intakes, so sand-trap louvres, pre-filters and easy coil-cleaning access are worth designing in from the start.
  • Approvals frequently start with a master developer NOC for the specific community before Dubai Municipality and Civil Defence submissions, and infrastructure handover timing can affect when DEWA connections are available.

Building types we serve in Dubailand

For mid-rise residential and mixed-use buildings, the work concentrates on compact plant on the roof, car-park ventilation in podiums, metered apartment DBs and tight ceiling voids that make coordination drawings decisive.

Approvals and authorities in Dubailand

MEP design and build in Dubailand sits within Dubai's regulatory framework. The authorities you will meet are:

  • Dubai Municipality (DM)
  • Dubai Civil Defence (DCD)
  • Dubai Electricity & Water Authority (DEWA)
  • Al Sa'fat — Dubai Green Building Evaluation System (Al Sa'fat)
  • UAE Fire & Life Safety Code of Practice (UAE FLSC)
  • ASHRAE standards (62.1, 90.1) (ASHRAE)

Scope of work

  • Concept review of the architectural design to locate plant rooms, risers, shafts and roof space early, before floor plates and ceiling heights are frozen.
  • Cooling and heating load calculations, ventilation rates, electrical load schedules, water demand and drainage fixture-unit calculations for authority and utility submission.
  • Development of detailed design into coordinated shop drawings, with clash detection between ducts, pipes, cable trays and structure before procurement.
  • Installation, testing, commissioning and handover by the same organisation, closing the loop between design assumptions and measured performance.

Systems we install

  • Ventilation, kitchen and car park extract, smoke management and stair pressurisation systems.
  • Building management system, metering and controls integration across all mechanical and electrical plant.

UAE site and climate challenges

  • Solar gain through glazing on west and south facades dominates perimeter loads. Our load models use the actual facade specification and orientation, and perimeter zones are separated so a sunlit side does not overcool the shaded interior.
  • Water supply in many areas relies on storage tanks that heat up in summer. We design tank locations, insulation and circulation to manage stored-water temperature and Legionella risk, and size cold-water storage to authority requirements.
  • Water-cooled versus air-cooled chillers: water-cooled plant is more efficient in UAE heat but needs cooling towers, water treatment and make-up water; air-cooled is simpler and usual for mid-size buildings without water allowances.

Frequently asked questions

Which authorities approve MEP design and build in Dubailand?

Approvals in Dubailand typically involve Dubai Municipality, Dubai Civil Defence, Dubai Electricity & Water Authority and Al Sa'fat — Dubai Green Building Evaluation System. Exact routes depend on the plot, the master developer and whether the site sits in a free zone, so we confirm the authority matrix during mobilisation and prepare submissions accordingly.

Can a design-and-build contractor submit drawings to authorities?

Authority submissions are made through a consultant or engineering office registered with the relevant authority. In design-and-build, we either work with or appoint a registered consultant to stamp and submit, while our engineers prepare the calculations and drawings behind the submission.
