Fujairah sits on the east coast on the Gulf of Oman, separated from Dubai by the Hajar mountains, and is known for its port, oil storage and bunkering industry alongside beach hotels and residential districts. Building stock is mainly low- and mid-rise residential, hotels on the coast, and industrial and warehouse facilities linked to the port. MEP drawings are typically submitted to Fujairah Municipality as part of the building permit. Civil Defence (Ministry of Interior) approves fire and life safety designs and inspects installations, while Etihad WE approves electrical loads and connections. Port, free-zone and industrial plots can follow their own authority channel, so the route is confirmed per project.

• The east coast is humid and salt-laden, and mountain-backed sites can see wind-blown dust, so outdoor equipment needs corrosion protection and accessible filters, and drainage design must allow for occasional heavy rainfall runoff from the hills.
• At around 1.5–2 hours from Dubai across the mountains, projects need a site store, staged deliveries and a resident supervisor; last-minute fittings cannot be fetched from head office on the same morning.

UAE site and climate challenges

• Air-cooled chillers lose capacity as condenser inlet air rises, and UAE design conditions around 46 to 50°C mean machines must be selected for that ambient, not catalogue ratings at 35°C, or the plant will fall short on peak days.
• Hot discharge air recirculating between closely spaced roof chillers raises inlet temperatures further, so layout, screen walls and spacing are checked against manufacturer clearance guidance.

Decisions to make early

• Number of chillers: two or three smaller machines give redundancy and better part-load efficiency, while one large chiller lowers first cost but leaves no cooling during breakdowns.
• Own chiller plant versus a district cooling connection, which depends on whether a provider serves the plot and how capacity charges compare with plant ownership.
