Hotel MEP contracting across the UAE

Manolia installs MEP systems for hotels from boutique buildings to five-star towers, including guest-room HVAC, kitchens, laundries, pools and life safety. Our hotel portfolio includes projects in Dubai, Sharjah and Abu Dhabi, where quiet guest rooms, reliable hot water and fast back-of-house services are judged by every guest.

Scope of work

  • Guest-room HVAC with low-noise fan coil units, dehumidified fresh-air supply and controls linked to key-card or occupancy sensing to set back unoccupied rooms.
  • Central chiller plant or district cooling connection with standby chillers and pumps, so a single equipment failure does not affect guest comfort in peak summer.
  • Domestic hot water plant with return circulation, insulated distribution and stored temperatures set to control Legionella while thermostatic mixing protects guests at outlets.
  • Kitchen extract, make-up air and fire-rated grease ductwork, coordinated with hood suppression systems, fire alarm interfaces and access points for duct cleaning.
  • Laundry, swimming pool, spa and gym MEP with dedicated ventilation, dehumidification and corrosion-resistant materials where chlorine and moisture are present.
  • Electrical distribution with standby generators covering life safety, lifts, kitchens, cold rooms and critical hotel systems during utility outages.
  • Testing, commissioning and staged handover matched to the operator's pre-opening programme, including mock-up rooms approved before typical floors are installed.

Systems we install

  • Four-pipe or two-pipe fan coil systems for guest rooms and corridors.
  • Fresh-air handling units with heat recovery wheels or plate exchangers where justified.
  • Domestic hot water plant with calorifiers, circulation pumps and mixing valves.
  • Kitchen hoods, grease extract fans, make-up air units and wet-chemical suppression.
  • Pool dehumidification units, filtration plant and balance tanks.
  • Standby generators, automatic transfer switches and UPS for front-office and IT systems.
  • BMS integrated with guest-room management and energy metering by department.

Codes, standards and approvals

  • UAE Fire & Life Safety Code of Practice for hotel occupancy requirements.
  • Civil Defence approvals for fire and smoke systems.
  • Municipality public health requirements for kitchens, pools and water systems.
  • Utility requirements for power and water connections.
  • Operator brand standards for noise, comfort and services where provided.
  • UAE Fire & Life Safety Code of Practice (UAE FLSC) — national code governing fire-fighting, fire alarm, smoke control and egress

UAE site and climate challenges

  • Hotels run cooling year-round, and summer peak demand leaves little margin. We design plant with redundancy so one failed chiller or pump does not affect guest comfort during peak heat.
  • Humid outdoor air entering through corridors and balcony doors causes sweating and mould in guest rooms. Positive pressure, dehumidified fresh air and door controls help keep moisture out.
  • Hot water systems in a hot climate must still keep stored water hot enough to control Legionella, while cold water lines must not warm up in ceiling voids. Circulation, insulation, routing and temperature monitoring are designed together.
  • Pools and spas add humidity and chlorine-laden air that corrode ducts, fixings and electrical fittings. Pool-hall dehumidification, slightly negative pressure and stainless or coated materials protect the structure, finishes and equipment.

Decisions to make early

  • Two-pipe versus four-pipe fan coils: four-pipe systems give each room independent cooling or heating in mixed loads, but cost more in pipework, valves and ceiling space than two-pipe changeover systems.
  • Central plant versus district cooling: district cooling frees roof or basement space and removes chiller maintenance, but the hotel commits to long-term tariffs and depends on the provider's service.
  • Heat recovery on fresh air: with the large fresh-air volumes hotels need, recovery devices cut cooling load significantly, but add equipment, filters and maintenance that the operator must budget for.
  • Guest-room control integration: linking room HVAC to key cards and the room management system saves energy in empty rooms, but needs early coordination between MEP, IT and the operator's brand standards.

What you receive at handover

  • Approved MEP drawings and authority approvals.
  • Room-by-room testing records for HVAC and electrical.
  • Commissioning reports for central plant and kitchens.
  • Water system disinfection and temperature records.
  • O&M manuals and staff training.

Why clients appoint Manolia

Manolia Group has delivered MEP and building contracts in the UAE since 2001: more than 100 projects and over AED 1.1 billion of completed work, including towers above 50 floors. Delivery follows an 8-stage process under a QMS structured to ISO 9001 requirements, with HSE controls and in-house engineering for shop drawings, coordination and commissioning.

Frequently asked questions

What makes hotel MEP different from residential MEP?

Hotels run continuously, have hundreds of similar but individually controlled rooms, and include kitchens, laundries, pools and spas. Reliability, noise control, hot water performance and life safety are more demanding, and systems often have to satisfy an international operator's brand standards on top of UAE code requirements.

Has Manolia worked on hotel projects?

Yes. Our hotel experience includes a five-star hotel in Dubai, the Armada Tower hotel in JLT, hotel buildings in Sharjah including a G+14 hotel with HVAC and firefighting, the Time Asma Hotel in Dubai, a hotel extension project, and MEP design for five-star hotel projects.

How do you keep guest rooms quiet?

We select fan coil units by their noise rating at the speed they will actually run, keep duct velocities low near rooms, add acoustic linings and attenuators where needed, and isolate vibration from pumps and fans. Commissioning includes airflow and noise checks in sample rooms before floors are handed over.

How is Legionella controlled in hotel water systems?

By storing and circulating hot water at proper temperatures, avoiding dead legs, insulating hot and cold pipes, flushing outlets in unoccupied rooms and maintaining tanks and showerheads. Monitoring and sampling are part of the operator's water management plan, which our O&M documentation supports.

Can MEP work be phased for hotel pre-opening?

Yes. Central plant and life-safety systems are commissioned first, then floors, kitchens and facilities are handed over in stages. This lets the operator install loose furniture, train staff and test room systems before opening, while remaining areas are still being finished.
