Chilled water piping in Jumeirah: local context

Jumeirah is a long-established coastal district stretching along Jumeirah Beach Road and Al Wasl Road, made up of villas, low-rise residential buildings, boutique hotels, clinics and street-front retail. Much of the stock dates from the 1980s–2000s, and older villas are steadily being demolished and rebuilt as larger homes, clinics or small commercial buildings. Manolia completed the MEP works for a B+G+4 building here.

• Sea air within a few hundred metres of the beach attacks condenser coils, fixings and exposed electrical enclosures, so coated coils, stainless or hot-dip galvanised supports and IP-rated outdoor gear pay off.
• Villa rebuilds sit on plots with tight setbacks and neighbours on all sides, which limits where outdoor units, water tanks and generators can go and how noise is managed.
• Basement buildings near the coast must allow for groundwater, with sump pumps, waterproofed penetrations and drainage designed for reliable discharge.

For malls and retail centres, the work concentrates on large-volume air handling, tenant-ready chilled water or refrigerant capacity, smoke extraction for atriums and car parks and food-court exhaust.

Scope of work

• Hydrostatic pressure testing of each section before insulation, followed by full system test before connection to the plant.
• Chemical cleaning and flushing to remove mill scale, debris and welding residue, with water treatment introduced after flushing.
• Closed-cell insulation with vapour barrier, aluminium cladding outdoors and labelling with flow direction.
• Strainer and coil bypass arrangements during flushing so debris is collected in temporary screens rather than lodged in new fan coil and AHU coils.

UAE site and climate challenges

• Chilled-water pipes run well below the dew point of humid UAE air, so any gap in the vapour barrier leads to condensation, wet insulation and dripping ceilings; joints, supports and valves are therefore inspected before ceilings close.
• Buried networks in saline or high-water-table ground face corrosion, so pre-insulated systems with protective jackets and sealed joints are used and trenches are backfilled with suitable material.
• Two-pipe versus four-pipe distribution: almost all UAE buildings need cooling only, so two-pipe is standard, but hospitals, laboratories or palaces needing reheat for humidity control may justify a separate heating loop.
