Jumeirah Lakes Towers is a DMCC free-zone district of around 80 towers arranged in clusters around artificial lakes, opposite Dubai Marina along Sheikh Zayed Road. Built mostly in the late 2000s, it mixes office, residential and hotel towers with ground-level retail and clinics. Manolia completed the MEP works for the Armada hotel tower (G+50) and MEP for the Armada surgical centre here.

• Empower supplies district cooling to much of JLT, so tower scopes typically include energy transfer stations, secondary chilled-water pumping, and careful control of return temperature to keep tariffs and plant performance in check.
• Construction and modification approvals run through DMCC's building authority channel rather than Dubai Municipality, with Civil Defence review of fire and life safety drawings; the exact steps depend on the cluster and works.
• Clusters share podiums and access roads, so loading bays, hoist time and crane positions are negotiated with neighbouring towers and cluster management.

For office buildings, the work concentrates on VAV or FCU zoning for flexible floor plates, tenant fit-out interfaces, energy metering and BMS integration.

Scope of work

• Installation of AHUs, fan coil units, VAV boxes and fresh air handling units with vibration isolation, condensate drainage and service access.
• Chilled-water or refrigerant pipework installation with pressure testing, flushing and insulation sealed against condensation in humid ceiling voids.
• Toilet extract, car park ventilation and general exhaust systems sized to keep negative pressure where odours and fumes are generated.
• Air and water balancing to design flow rates, with measured readings recorded for every terminal and coil.

UAE site and climate challenges

• Outdoor air in summer is both very hot and very humid, so fresh air must be pre-treated by dedicated units or heat recovery before it reaches occupied spaces, otherwise rooms feel clammy even when the thermostat reads 23°C.
• Equipment on roofs faces direct sun and high ambient air, so condensing units are selected for high-ambient operation and spaced to avoid recirculating hot discharge air.
• Heat recovery on fresh air adds capital cost and plant space but reduces cooling load significantly in buildings with high fresh-air demand such as hotels, gyms and clinics.
