Khalifa City is a suburban district on the mainland between Abu Dhabi airport and Yas Island, made up of large villa plots, private palaces, schools, mosques and neighbourhood retail, with mid-rise apartment buildings in some sectors. It has grown steadily since the 2000s as a family area. Manolia completed the MEP works for a school project here.

• Large villa and palace plots often use chilled-water or multi-zone VRF plant, with majlis halls, kitchens and staff quarters each zoned separately.
• Inland mainland sites bring dust and high summer temperatures, so plant is derated and air intakes protected with sand-trap louvres and good filtration.
• Estidama Pearl requirements apply to new buildings, with government schools typically targeting a higher rating.

Scope of work

• Load and diversity review to size outdoor units realistically, avoiding both undersizing in summer and oversized systems that short-cycle.
• Brazing under nitrogen purge to prevent internal oxidation, followed by pressure testing and deep vacuum before charging.
• Installation of ducted, cassette and wall-mounted indoor units with condensate pumps or gravity drainage and insulated branches.
• Refrigerant leak risk review for small rooms such as bedrooms and offices, checking the charge per system against room volume and specifying leak detection where needed.

• VRF versus chilled water: VRF avoids a plant room and suits villas and low-rise buildings, while chilled water generally suits larger towers and has longer equipment lives.
