Renovation and retrofit MEP in University City (Sharjah): local context

University City is Sharjah's academic district, home to the American University of Sharjah, the University of Sharjah and several colleges, research centres and medical facilities set across a large planned campus area. Buildings are institutional, often large-span and heavily serviced. Manolia completed MEP works for the AUS library, HVAC and BMS works on the campus, and MEP for the G+4 Bowling City leisure building.

• Campus buildings need large central chilled-water systems, AHUs with fresh-air treatment and BMS integration so facilities teams can schedule cooling around semesters and events.
• Work often takes place on occupied campuses, so noise, dust, access and shutdowns are coordinated with university facilities management and academic calendars.
• Leisure buildings such as bowling and entertainment venues combine high occupancy, kitchen extract and variable loads.

For malls and retail centres, the work concentrates on large-volume air handling, tenant-ready chilled water or refrigerant capacity, smoke extraction for atriums and car parks and food-court exhaust.

Scope of work

• Site survey of existing MEP systems, recording installed equipment, condition, nameplate capacities and every deviation from the old drawings, often with opening-up of ceilings at sample locations.
• Phased replacement of chillers, AHUs, switchgear and pipework in occupied buildings, using temporary cooling or power where a shutdown would affect residents or tenants.
• Fit-out MEP for offices, shops, restaurants, clinics and apartments within existing buildings, connected to base-building systems according to landlord technical requirements.
• Coordination with building management for permits to work, isolations, noise windows, lift use and protection of common areas during the works.

Systems we install

• Replacement air-cooled or water-cooled chillers and their pumps.
• Retrofit VRF systems where central plant is not available or practical.

UAE site and climate challenges

• Corroded pipework and equipment in coastal buildings may leak when isolated and disturbed. Surveys identify high-risk areas, and replacement plans add new isolation valves, drain points and protection of finishes and tenants' goods below.
• Dust from demolition inside an occupied building spreads through return-air systems and contaminates coils and filters. We seal work zones, isolate returns and replace filters after dusty works before returning systems to normal operation.
• Reusing existing distribution versus full replacement: reusing ducts and pipes saves cost and disruption, but may limit airflow, pressure and future capacity if they were undersized or corroded.
