Scope of work
- Asset survey at contract start, listing equipment, condition, missing documentation and immediate risks, so planned maintenance starts from a real baseline.
- Planned preventive maintenance schedules for chillers, AHUs, FCUs, split and VRF units, pumps, fans, tanks and electrical panels.
- Filter replacement, coil cleaning, condenser washing and drain pan cleaning timed so the heaviest work is finished before peak summer demand arrives.
- Water tank cleaning and disinfection, with water quality sampling where required by the municipality, the client's policy or the building's water safety plan.
- Electrical inspections including thermal imaging of panels, tightening of terminations and checks on earthing, breakers and residual current devices.
- Reactive breakdown response, fault diagnosis and repair, with an agreed spare-parts list for critical equipment such as compressors, pump seals and motors.
- Maintenance reporting with logs, findings, corrective actions and recommendations for repair, upgrade or replacement backed by recorded equipment data.
Systems we install
- Central chillers, cooling towers, chilled water pumps and water treatment dosing.
- AHUs, FCUs, VRF, ducted split and rooftop package units.
- Fresh-air, toilet extract, car park and kitchen extract fans.
- Water tanks, booster pumps, filtration units and water heaters.
- LV panels, distribution boards, lighting circuits and outdoor electrical enclosures.
- Swimming pool plant, pool-hall ventilation and palace fresh and extract air systems.
Codes, standards and approvals
- Manufacturer maintenance requirements to protect warranties.
- Municipality public health requirements for water tank cleaning and potable water quality.
- Civil Defence requirements for fire system maintenance through approved maintenance contractors.
- Health and safety controls under our HSEMS for work at height, electrical isolation and confined spaces.
- UAE Fire & Life Safety Code of Practice and referenced NFPA maintenance standards where fire systems are included in the contract.
- UAE Fire & Life Safety Code of Practice (UAE FLSC) — national code governing fire-fighting, fire alarm, smoke control and egress
UAE site and climate challenges
- Fine dust coats condenser coils within weeks in the UAE, raising head pressure and power consumption and causing high-pressure trips on the hottest days. Condenser cleaning frequency is increased before and during summer, especially on rooftops near construction sites or open desert.
- Rooftop water tanks heat up under direct sun, increasing bacterial and Legionella risk. Tank cleaning, disinfection and inspection of covers, vents and insulation are scheduled routinely.
- Coastal palaces and villas suffer corrosion on outdoor units, fixings and electrical enclosures. We inspect coatings, replace corroded fixings and recommend coated coils or protective treatment where corrosion is advancing.
- Drain pans and condensate lines clog with dust and biological growth in humid months, causing ceiling leaks. Regular cleaning and checks of traps and falls prevent water damage to finishes.
- Summer power demand and long compressor running hours expose weak contactors, capacitors and loose terminations, which show up as hot spots on thermal scans. We scan panels and outdoor unit isolators before June and replace degraded components before they fail at peak load.
Decisions to make early
- Comprehensive versus non-comprehensive AMC: comprehensive contracts include parts and make budgets predictable, while non-comprehensive contracts cost less upfront but leave compressor, motor and board replacement costs with the owner.
- Visit frequency: monthly visits suit hotels, palaces and dusty industrial sites with critical cooling, while quarterly visits can be enough for small, lightly used buildings with simple split units.
- Repair versus replacement of ageing equipment: older units may still run but with poor efficiency and scarce parts, so recorded power, pressure and breakdown history should support a lifecycle decision.
- Resident technician versus visit-based contract: large facilities and palaces often justify on-site staff for immediate response, while villas and smaller buildings usually suit scheduled visits plus callouts.

Why clients appoint Manolia
Manolia Group has delivered MEP and building contracts in the UAE since 2001: more than 100 projects and over AED 1.1 billion of completed work, including towers above 50 floors. Delivery follows an 8-stage process under a QMS structured to ISO 9001 requirements, with HSE controls and in-house engineering for shop drawings, coordination and commissioning.

Frequently asked questions
What does an MEP annual maintenance contract cover?
Typically planned preventive maintenance of HVAC, plumbing, electrical and agreed fire systems, plus reactive breakdown callouts. The exact equipment list, visit frequency, response times and whether parts are included are defined in the contract after an initial asset survey, so both sides know what is covered.
How often should AC units be serviced in the UAE?
It depends on equipment type, dust exposure and running hours. Filters often need attention monthly in dusty conditions, while coil and condenser cleaning are commonly done several times a year, with an extra clean before summer. Central chiller plant usually needs monthly checks and logged readings.
Does Manolia maintain palaces and large private estates?
Yes. Our maintenance experience includes plumbing maintenance for a palace of H.H. Sheikh Khalifa, annual air-conditioning maintenance for Al Reef palace in Abu Dhabi, and air-conditioning and plumbing maintenance for a school near Abu Dhabi Airport, alongside fresh and extract air works at palace facilities.
Why are water tanks included in MEP maintenance?
Stored water in UAE heat can deteriorate quickly if tanks are not sealed, cleaned and disinfected. Municipalities set requirements for tank cleaning, and poor tank condition affects health, fixtures and pumps. Including tanks in the AMC keeps water quality under control and documented.
Can maintenance reduce electricity bills?
Yes. Clean coils, correct refrigerant charge, balanced airflow and working controls reduce energy use, while dirty condensers and clogged filters force compressors to work harder at higher pressures. Maintenance reports can also identify old equipment where replacement would pay back through lower consumption.
