Fujairah City is the east-coast capital on the Gulf of Oman, with residential districts, hotels, government buildings and industrial areas linked to the port. The city's building stock is mostly low- and mid-rise, with apartment buildings, villas, offices and beach hotels, while industrial and storage facilities cluster towards the port and the oil terminals. Mountains rise directly behind the city, giving it a different microclimate and terrain from the west-coast emirates.

• Humid, salt-laden air off the Gulf of Oman attacks condenser coils, roof fixings and outdoor electrical enclosures, so coated coils, stainless supports and IP-rated gear are specified from the outset.
• At 1.5–2 hours from Dubai across the mountains, projects need a stocked site store and staged deliveries, because a missing fitting cannot be collected from head office the same morning.

• Factory roofs absorb intense solar heat, and large metal-clad halls can exceed comfortable temperatures even with cooling. Roof insulation coordination, high-level heat extraction and targeted spot cooling for workers reduce loads compared with cooling the whole volume.
• Food and chocolate production needs stable temperature and low humidity regardless of outdoor conditions. AHUs with deep cooling coils, reheat or desiccant support where specified, and sealed building envelopes keep production rooms within limits.
• One central cooling station for a multi-factory complex versus separate plants: a central plant improves efficiency and concentrates maintenance, as on our DIP project, but needs careful phasing, metering and a network sized for growth.
