Fire sprinkler systems across the UAE

Manolia designs, installs, tests and hands over wet, dry and pre-action sprinkler systems for towers, hotels, warehouses and villas across the UAE, from hydraulic calculation to Civil Defence acceptance. Our Fire & Life Safety team works under a QMS structured to ISO 9001 requirements, coordinating sprinkler mains with HVAC, electrical and ceiling trades so heads end up where the code and the ceiling both need them.

Scope of work

  • Review of the consultant's fire strategy and hazard classification for each occupancy, then hydraulic calculations confirming pump duty, pipe sizing and the most remote design area.
  • Preparation of sprinkler shop drawings showing head layout against reflected ceiling plans, beams, bulkheads, diffusers and light fittings, submitted for consultant and Civil Defence review.
  • Supply and installation of fire pump sets (electric duty, diesel standby and jockey pump), controllers, suction and delivery headers, test lines and flow-measuring arrangements.
  • Installation of risers, floor control valve assemblies with flow and tamper switches, drain and test stations, and zone isolation so floors can be serviced without shutting the building.
  • Installation of grooved and threaded branch pipework with seismic-style restraint and hanger spacing to the approved standard, plus flexible drops where ceiling coordination demands it.
  • Hydrostatic pressure testing of every section, flushing of mains before head connection, and witnessed pump performance tests against the rated curve.
  • Interface with the fire alarm system so flow switches, valve monitoring and pump running and fault signals report to the fire alarm panel and, where required, the monitoring link.

Systems we install

  • Wet-pipe sprinkler systems for conditioned floors, corridors, apartments and back-of-house areas.
  • Dry-pipe or pre-action systems for unconditioned car parks, loading docks or areas where water damage is critical.
  • Fire water storage tanks with dedicated fire reserve and anti-vortex suction arrangement.
  • Electric, diesel and jockey fire pump packages with listed controllers and automatic transfer.
  • Pressure-reducing valve stations for high-rise pressure zoning on tall risers.
  • Quick-response, concealed and sidewall sprinkler heads selected by ceiling type and hazard.
  • In-rack and high-challenge storage sprinklers for warehouse racking where the fire strategy demands them.

Codes, standards and approvals

  • UAE Fire & Life Safety Code of Practice, which governs sprinkler requirements by occupancy across the emirates.
  • NFPA 13 and NFPA 20 as referenced by the UAE code for sprinkler design and fire pump installation.
  • Dubai Civil Defence approval and inspection for projects in Dubai, and the relevant Civil Defence authority in other emirates.
  • Listed and approved components accepted by the local Civil Defence authority for sprinkler heads, valves and pumps.
  • Master developer or free-zone authority requirements where applicable, such as Trakhees or DDA zones.
  • UAE Fire & Life Safety Code of Practice (UAE FLSC) — national code governing fire-fighting, fire alarm, smoke control and egress

UAE site and climate challenges

  • Fire water tanks on roofs and in exposed pump rooms can reach high temperatures in summer, encouraging bacterial growth and corrosion. We specify insulated or shaded tanks, coated internals and ventilated pump rooms so stored water and diesel engines stay within manufacturer limits.
  • Diesel fire pumps lose output in high ambient air and hot plant rooms. We check engine derating against summer room conditions near 46–50°C and size ventilation and radiator airflow so the pump still meets its rated duty when the room is hottest.
  • Coastal sites in Dubai Marina, JLT or Sharjah corniche areas bring salt-laden air that attacks exposed steel. External pipework, hangers and valve assemblies receive galvanising or coating suited to the exposure, and we avoid mixing metals at joints where galvanic corrosion would start.
  • Unconditioned car parks and loading areas see large daily temperature swings and dust. Where the strategy calls for dry or pre-action systems, we protect compressors and valve trims from dust and plan drain points so condensate in the dry pipe is cleared during maintenance.

Decisions to make early

  • Wet versus pre-action in sensitive rooms: wet systems are simpler and cheaper to maintain, while pre-action reduces accidental discharge risk in server or archive rooms but adds detection interlocks and more testing.
  • Concealed versus pendant heads in finished ceilings: concealed heads suit hotel and residential interiors but need tighter ceiling coordination and careful protection from paint during finishing works.
  • Grooved versus threaded pipework: grooved systems install faster and simplify future modification, while threaded small-bore branches suit tight ceiling voids; most projects use a combination by pipe size.
  • Single tall riser with PRV stations versus separate pump zones in towers: PRVs reduce pump count but need regular testing, while staged pumping costs more plant space but gives steadier pressures.

What you receive at handover

  • Approved shop drawings and hydraulic calculation reports matched to the final as-installed layout.
  • Hydrostatic test certificates, flushing records and witnessed pump performance test sheets.
  • As-built drawings showing every riser, zone valve, test station and drain point.
  • O&M manual with equipment datasheets, spare-head schedule and inspection routines.
  • Civil Defence inspection support through to completion certificate for the fire protection scope.

Why clients appoint Manolia

Manolia Group has delivered MEP and building contracts in the UAE since 2001: more than 100 projects and over AED 1.1 billion of completed work, including towers above 50 floors. Delivery follows an 8-stage process under a QMS structured to ISO 9001 requirements, with HSE controls and in-house engineering for shop drawings, coordination and commissioning.

Frequently asked questions

Does every building in the UAE need fire sprinklers?

Not every building, but most high-rise, hotel, healthcare, warehouse, basement car park and larger commercial occupancies do under the UAE Fire & Life Safety Code. The requirement depends on height, area, occupancy and storage hazard. The consultant's fire strategy confirms it, and Civil Defence reviews the design before installation starts.

Who approves sprinkler drawings in Dubai?

Dubai Civil Defence reviews and approves fire protection drawings, usually submitted through the project consultant. Some free zones and master communities add their own review. We prepare shop drawings and hydraulic calculations in the format the authority expects and support inspections through to the completion certificate.

Why do sprinkler heads need to be coordinated with the ceiling?

Heads must sit at specific spacings and distances from walls, beams, diffusers and lights to discharge properly. If ceilings or MEP services shift after installation, heads may be obstructed or misaligned with tiles. Coordinated shop drawings and reflected ceiling plan checks avoid rework and inspection failures.

How often must sprinkler systems be inspected after handover?

Building owners are expected to maintain fire systems through an approved maintenance contractor with routine inspections, valve checks, pump runs and periodic flow tests. Frequencies follow the UAE code and referenced NFPA maintenance standards. Our O&M manuals list each routine so the maintenance contractor can plan from day one.

Can existing sprinkler systems be modified during a fit-out?

Yes, but the zone must be isolated, drained and the change shown on drawings for approval where the layout changes materially. Head positions are adjusted to the new partitions and ceilings, the section is pressure tested again and the fire alarm interface is checked before the zone returns to service.
