Scope of work
- Review of the fire strategy and preparation of detection layouts, loop diagrams, riser schematics and battery and voltage-drop calculations for consultant and Civil Defence submission.
- Supply and installation of addressable control panels, repeaters, detectors, manual call points, sounders, beacons and interface modules to approved shop drawings.
- Installation of fire-rated cabling, containment and segregation from power circuits, with loop routing that keeps a single cable fault from disabling an entire floor.
- Development of the cause-and-effect matrix covering AHU shutdown, smoke damper operation, stair pressurisation start, lift homing and door release on alarm.
- Interface wiring with sprinkler flow and tamper switches, fire pumps, gas suppression panels, kitchen hood systems and the building management system.
- Device-by-device testing with smoke and heat test equipment, sound pressure level checks in occupied rooms, and full cause-and-effect witness testing with all trades.
- Connection support for the Civil Defence monitoring link where required, and training of facility staff on panel operation and false-alarm handling.
Systems we install
- Addressable fire alarm control panels networked across buildings or podium and tower zones.
- Optical smoke, heat and multi-sensor detectors selected by room use and false-alarm risk.
- Beam detectors and aspirating detection for atria, warehouses and high ceilings.
- Voice evacuation systems with phased messaging for tall buildings and hotels.
- Sounders, visual alarm devices and accessible alerting in bedrooms and public areas.
- Input and output modules linking dampers, fans, lifts, doors and fire pumps.
- Monitoring connection to the Civil Defence remote alarm system where the authority mandates it.
Codes, standards and approvals
- UAE Fire & Life Safety Code of Practice requirements for detection, alarm and voice evacuation.
- NFPA 72 and related NFPA standards referenced by the UAE code.
- Dubai Civil Defence and the relevant Civil Defence authority in Sharjah, Abu Dhabi and the Northern Emirates for drawing approval and inspection.
- Equipment listed and approved by the local Civil Defence authority.
- Consultant specifications for cabling, survivability and interface with life-safety systems.
- UAE Fire & Life Safety Code of Practice (UAE FLSC) — national code governing fire-fighting, fire alarm, smoke control and egress
UAE site and climate challenges
- Dust and sand ingress causes false alarms from optical smoke detectors, especially in villas with frequently opened doors and in warehouses. We select multi-sensor or heat detection where dust is unavoidable and plan detector cleaning into the maintenance routine.
- Humidity spikes on summer nights and condensation near poorly sealed openings can trigger detectors in car parks and plant rooms. Heat detection in unconditioned areas and proper sealing of cable entries reduce nuisance alarms without compromising cover.
- Roof plant rooms and electrical rooms run hot during the day, which shortens battery life in panels and power supplies. We locate panels in conditioned space where possible and size standby batteries with temperature derating in mind.
- Kitchens in hotels and villas generate heat and steam that defeat smoke detectors. Rate-of-rise or fixed-temperature heat detectors are used there, with the hood suppression system interfaced into the main panel.
Decisions to make early
- Conventional versus addressable: conventional zones are cheaper per device, but addressable systems pinpoint the exact detector in alarm, which matters in large villas, hotels and every multi-storey building where search time costs lives.
- Voice evacuation versus bells and sounders: voice systems allow phased evacuation in towers and hotels and give clearer instructions, but need speaker coverage design, amplifier rooms and intelligibility testing in every space.
- Detector type per room: optical detectors respond quickly to smouldering fires but false-alarm in dusty or steamy spaces, while heat detectors are slower yet far more stable in kitchens, car parks and plant rooms.
- Panel location and networking: one central panel is simpler to operate, while networked panels across podium and towers survive local damage better and allow each building or phase to be handed over separately.
What you receive at handover
- Approved device layouts, riser diagrams and battery calculations updated to as-built.
- Signed cause-and-effect matrix and witnessed test records for every interface.
- Device test sheets listing address, location, type and test result.
- Panel configuration backup and programming notes for the maintenance contractor.
- O&M manuals, operator training record and Civil Defence inspection support.

Frequently asked questions
What does Civil Defence check during a fire alarm inspection?
Inspectors typically check that devices match the approved drawings, that call points and detectors activate the panel, that sounders are audible, and that cause-and-effect actions such as AHU shutdown, damper closure and lift homing actually happen. Documentation, test records and panel labelling are also reviewed.
Why does a fire alarm system need a cause-and-effect matrix?
The matrix defines what every alarm input does across the building: which fans stop, which pressurisation fans start, which doors unlock and how lifts behave. Without it, trades programme in isolation and the building may fail witness testing or behave dangerously in a real fire.
Can a villa fire alarm connect to the Civil Defence monitoring system?
Some emirates require or encourage monitoring connections for specific building types, and requirements have expanded over time. Whether a villa needs it depends on the emirate and current authority rules. We confirm the requirement during approvals and provide the panel interface the approved monitoring provider needs.
How do you reduce false alarms in a new building?
We choose detector types by room use, keep detectors away from supply diffusers, seal cable penetrations, clean devices after construction dust, and only fully enable areas once finishing work is complete. A false-alarm log during the first months helps identify any device that needs relocating.
Do fire alarm cables need to be fire-rated?
Cables serving critical functions such as sounders, voice evacuation and interfaces that must keep working during a fire are usually required to be fire-resistant, with containment that survives as long as the cable. The consultant specification and approved drawings set the exact cable categories.
